What are check-in and check-out times?
Check-in is 4 PM and check-out is 11 AM.
How do I check in?
Check-in is keyless. Each guest gets their own unique entry code.
What is your cancellation policy?
Our policy matches Airbnb's Strict policy:
- Cancel within 24 hours of booking: you get a full refund, as long as you booked at least 7 days before check-in.
- Cancel 7 or more days before check-in: after that first 24 hours, you get a 50% refund.
- Cancel less than 7 days before check-in, or after check-in: the nightly rate isn't refunded.
Is a security deposit required?
We’ll confirm this when you book. Questions in the meantime? Just ask.
Are pets allowed?
Yes, all three homes are pet friendly. Each home allows one pet per stay, and The Twin Cottages allow up to 2 pets, with a $150 pet fee. Assistance animals are always welcome.
Is there a minimum age?
Yes. The primary renter must be 25 or older. Love the energy, but rules are rules.
What do I need to provide before my stay?
The primary renter needs to send a copy of a government-issued photo ID and sign our rental agreement. We'll send both requests after you book. Your unique door code goes out once they're done.
How far is the beach?
From the Beach Hut, Parker's River Beach is about a 4-minute walk (0.4 mi). From Coral Coast and Blue Tide, the beach is a 0.2-mile walk.
Do you provide beach gear?
Every home provides beach chairs and a beach wagon, and the Beach Hut also has 6 adult bikes with helmets. Please bring your own beach towels.
Is there an EV charger?
At the Beach Hut, yes: a Level 2 NEMA 14-50 outlet (bring your own cable). The cottages don't have one.
How much parking is there?
Free parking on site at every home. The Beach Hut has room for up to 4 cars, and each Hyannis cottage has its own parking.
Are linens and towels provided?
Yes. Every stay includes bed linens, bath towels, soap, toilet paper and other essentials.
Are the homes good for kids?
Yes. Every home has a pack 'n play and a high chair, and the Beach Hut has a fenced yard and backyard mini golf.
Are smoking and parties allowed?
No smoking (including vaping) and no parties or events.
Are there cameras?
The two Hyannis cottages have exterior security cameras. The Beach Hut has none.
Can we rent both Hyannis cottages together?
Yes! Coral Coast and Blue Tide are next door to each other, and you can book them together as The Twin Cottages: 4 bedrooms, 2 baths, sleeps 8.
Are taxes included?
Applicable Massachusetts and local room occupancy taxes are added to your total at booking. No surprises at checkout.

How far are the ferries?
Less than a mile from the Hyannis cottages.
